Before the first hammer swings, we handle the behind-the-scenes work that sets your project up for success — permits, procurement, scheduling, and portal setup.
The pre-construction phase is the bridge between your approved project scope and the start of physical construction. During this 2–4 week period, we handle everything required to begin work on schedule — from pulling permits to ordering long-lead materials to setting up your project portal. It's the phase most contractors skip or rush through — and it's one of the biggest reasons projects run over budget and behind schedule.
What We Handle Before Day One
We prepare and submit all required permit applications — city building permits, mechanical/electrical/plumbing permits, and HOA architectural submissions when applicable. We track approvals and schedule inspections so nothing delays your start date.
Your project manager develops a detailed construction schedule — phasing each trade, coordinating deliveries, and confirming your start date. You'll receive a timeline showing exactly when each phase begins and ends.
Cabinetry, countertops, tile, fixtures, and other long-lead items are ordered and tracked. We verify lead times against the construction schedule and stage materials so they arrive when needed — not too early, not too late.
You'll receive access to your dedicated project portal — a real-time dashboard where you can view daily updates, photos, documents, invoices, and communicate directly with your project team throughout construction.
Your Role During Pre-Construction
During pre-construction, your primary role is availability. We may need access to your home for final measurements or utility assessments, signatures for permit applications, and confirmation of any remaining material selections. We'll communicate clearly about what's needed and when — there are no surprises.
This is also a good time to prepare your home for construction — clearing the work area, making arrangements for pets, and discussing any household logistics with your project manager.

What Happens After Pre-Construction
Construction Begins
Once permits are approved, materials are staged, and the schedule is confirmed, construction begins. Your project manager will be your single point of contact throughout, with daily updates through your project portal.
