No. The discovery call is a two-way conversation to determine fit. We want to understand your project, and we want you to understand how we work. If we're not the right fit — whether because of scope, budget, or approach — we'll tell you honestly. We'd rather be upfront than waste anyone's time.
Not at all. Many of our clients start with a general idea — "I want to update my kitchen" or "my bathroom needs a complete redo" — and we help refine the scope during the discovery and project development process. You don't need blueprints or a Pinterest board, though they're welcome if you have them.
Every project begins with our structured process: discovery call, onsite consultation, then project development and design. The full process from initial contact to start of construction typically takes a minimum of 2 to 4 weeks, but could take months depending on project complexity and how quickly decisions are made. We'll do our best to give you a realistic timeline during the discovery call.

Pricing & Investment
Ballpark: $75K–$200K+, depending on scope, materials, and whether layout changes or structural work are involved. Every kitchen is different, which is why we don't give cookie-cutter quotes. Our project development process produces a real, fixed price based on your documented scope, specified materials, and coordinated trade pricing.
Primary bathrooms typically range from $50K–$150K+. Guest and family bathrooms range from $20K–$75K+. The final price depends on scope, materials, and the complexity of the work. We establish a fixed price during project development so there are no surprises during construction.
Because a free estimate isn't a real price — it's a rough guess based on a brief walkthrough. Accurate remodeling pricing requires detailed scoping, material specification, and trade coordination. That work takes time and expertise, and it's what our project development phase delivers. The result is a fixed price you can actually count on — not a starting point that grows during construction.
The project development fee covers detailed scope documentation, material specification, trade coordination, and a fixed-price construction estimate. If you proceed with construction, the project development fee is credited in full toward your construction contract.
Design services — including 3D visualization and spatial planning — are a separate, standalone engagement. Design is an optional upgrade, not a component of project development, and design fees are not included in the project development fee and are not credited toward construction.

Start by understanding that remodeling is an investment in your home's value, function, and daily quality of life. Many of our clients use home equity financing, cash savings, or a combination. We discuss budget alignment during the discovery call — honestly and without pressure. If our ranges don't align with your situation, we'll tell you upfront rather than waste your time.
Yes, many homeowners start with one room and return for additional projects. That said, bundling projects — such as a kitchen and primary bath together — offers significant cost advantages through shared mobilization, coordinated trade scheduling, and a unified project management timeline. We discuss phasing and prioritization during the discovery call to help you determine the most efficient approach for your goals and budget.
Our fixed-price construction proposals include everything in the documented scope — materials, labor, trade coordination, project management, and cleanup. What's excluded is clearly stated (typically things like furniture, appliances you're purchasing separately, or items explicitly outside the scope). There are no hidden fees. Project development and design services are billed separately as a prerequisite to the construction phase.

Construction timelines vary by project type. Kitchens: 8–14 weeks. Primary bathrooms: 6–12 weeks. Guest and family bathrooms: 4–8 weeks. Whole-home remodels: 4–9 months. The design and project development phase adds additional time before construction begins, and we'll give you a realistic timeline during the discovery call.
Design services are a standalone upgrade — separate from project development and priced independently. They're worth adding if your remodel involves layout changes, structural modifications, or you want to visualize finishes and spatial flow in 3D before committing. For projects staying within the existing footprint with straightforward material selections, project development alone is often sufficient. Keep in mind that design fees are not credited toward construction — they're a separate service with a separate deliverable. We'll recommend the right approach during the onsite consultation.
Yes. We regularly coordinate with independent designers during the project development phase. If you have a designer you trust, we're happy to collaborate with them to ensure the design vision is properly translated into construction documents and pricing.
We communicate immediately. Unexpected conditions — such as hidden water damage, outdated wiring, or structural issues — are documented, presented to you with clear options and pricing, and we proceed only with your written approval. No surprises, no unauthorized charges.

Instead of hiring a designer and a contractor separately — and hoping they communicate — you get a single point of accountability, better coordination between design intent and construction reality, and fixed pricing that accounts for both.

When comparing quotes, make sure you're comparing the same scope of service. You're comparing a complete, managed design-build experience to a basic construction bid.
The initial price may appear higher, but the total cost is often comparable or lower. When you hire a contractor-only approach, you're typically paying separately for design, dealing with allowance-based estimates that escalate, managing trade coordination yourself, and absorbing change order costs. Design-build pricing includes professional design, detailed project development, fixed pricing, and coordinated project management — all factors that typically reduce total cost and virtually eliminate budget overruns.
Yes, when permits are required. Permit research, application, and coordination with local building departments are part of our pre-construction process. We handle the paperwork so you don't have to.
