Project Development & Design
This is the phase that separates a well-executed remodel from a costly gamble. Every detail is defined, visualized, and priced — so you know exactly what you're getting before a single wall comes down.
Project development is the most important phase of any remodel — and the one most contractors skip. It's where ideas become a defined scope, materials are specified, costs are locked in, and you see your future space in 3D before construction begins. This phase is what makes fixed-price remodeling possible.
What's Included — And Who's Involved
Every project requires development. Design support depends on your project's complexity. Here's how the pieces fit together.
The foundation of every project. This is the detailed scoping, specification, and pricing work that makes fixed-price remodeling possible.
- Detailed scope of work documentation
- Material specifications and selections
- Trade coordination and pricing
- Fixed-price construction estimate
- Timeline and phasing plan
Our internal design team handles layout planning and visualization — ideal for projects that need spatial reconfiguration or finish coordination.
- Layout and space planning
- 3D renderings and virtual walkthroughs
- Basic floor plans and design direction
- Finish and material coordination
For projects requiring comprehensive interior design — full concept development, curated material palettes, and detailed design documentation.
- Full interior design and concept development
- Comprehensive material and finish selection
- Engineered drawings and detailed plans
- Furniture layouts and styling direction
When projects involve structural modifications, additions, or complex permitting, we bring in licensed professionals to ensure safety and code compliance.
- Structural engineering calculations
- Architectural plans for additions
- Permit documentation and coordination
- Load-bearing wall and framing analysis
We match you with the right resources for your project. You can also bring your own designer or architect — we'll coordinate with them during project development.
What Happens During Project Development
Scope Definition
We document every element of the project — what's being removed, what's being built, what materials are specified, and how each space functions. Nothing is left to interpretation.
Trade Coordination
We coordinate with every trade — plumbing, electrical, tile, cabinetry — to get accurate pricing and confirm that the design is buildable within your budget.
Material Selection
We guide you through material and fixture selections, working from real samples and specified quality tiers. Every selection is documented and priced into your estimate.
Visualization
For design projects, we create photorealistic 3D renderings of your space — letting you see how layouts, finishes, and fixtures come together before construction begins.
Fixed Pricing
All of this culminates in a comprehensive construction proposal. Every line item is defined. When allowances are needed, they're scoped and tracked — not vague placeholders.
Construction Handoff
The scope, drawings, and specifications transfer directly to our construction team. There's no re-interpretation — what you approved in development is what gets built.
What Happens When You Skip Project Development?
Many contractors provide "free estimates" based on a brief walkthrough. Here's why that approach costs homeowners more in the long run.

What Does Project Development Cost?
Project development is a paid engagement — separate from the construction contract. The fee covers detailed scope documentation, material specification, trade coordination, and the fixed-price estimate that makes guaranteed-price construction possible. The fee scales with project complexity and is discussed during the onsite consultation after we’ve seen the space.
If you proceed to construction, the project development fee is credited in full toward your construction contract.
Design services are separate. 3D visualization, spatial planning, and full design packages are standalone services, not part of project development. Design fees are priced independently and are not credited toward construction — but you retain ownership of all design deliverables.
