What Does Project Development Cost?

Project development is a paid engagement — separate from the construction contract. The fee covers detailed scope documentation, material specification, trade coordination, and the fixed-price estimate that makes guaranteed-price construction possible. The fee scales with project complexity and is discussed during the onsite consultation after we’ve seen the space.

If you proceed to construction, the project development fee is credited in full toward your construction contract.

Design services are separate. 3D visualization, spatial planning, and full design packages are standalone services, not part of project development. Design fees are priced independently and are not credited toward construction — but you retain ownership of all design deliverables.

A "free estimate" is typically a rough number based on a brief walkthrough — it's not a real scope or a real price. It's a starting point that often changes significantly once construction begins. Project development is the work that produces a real price — one that's based on documented scope, specified materials, and coordinated trade pricing. The fee reflects the value of that work, and it's what allows us to offer a genuinely fixed price.
That's your right, and it happens occasionally. The project development fee is only credited toward construction — if you don't proceed, it is not refunded, but you retain full ownership of everything produced: scope documentation, material specifications, and any design deliverables. Many homeowners find this documentation valuable even if they choose to proceed later or differently. There's no obligation to move forward with construction. The design and project development phase adds additional time before construction begins, and we'll give you a realistic timeline during the discovery call.
Design services are a standalone upgrade — separate from project development and priced independently. They're worth adding if your remodel involves layout changes, structural modifications, or you want to visualize finishes and spatial flow in 3D before committing. For projects staying within the existing footprint with straightforward material selections, project development alone is often sufficient. Keep in mind that design fees are not credited toward construction — they're a separate service with a separate deliverable. We'll recommend the right approach during the onsite consultation.
Yes. We regularly coordinate with independent designers during the project development phase. If you have a designer you trust, we're happy to collaborate with them to ensure the design vision is properly translated into construction documents and pricing.
